Pengelolaan Aset Bangunan Rumah Sakit Berbasis Corrective Maintenance di RSUD Prof. Dr. H. Aloei Saboe

Abstract

Building asset management is a strategic function that supports effective and efficient hospital services, particularly in regional general hospitals. This study aimed to describe building asset management at Prof. Dr. H. Aloei Saboe Regional General Hospital in Gorontalo City based on a corrective maintenance approach, viewed from the perspective of hospital administration, covering damage identification, handling procedures, repair implementation, administration and documentation, and monitoring and evaluation. A descriptive qualitative approach was employed, involving eight purposively selected informants comprising hospital management, technical staff, and service users. Data were collected through in-depth interviews, observation, and documentation, and analyzed using the Miles and Huberman interactive model. The findings show that damage identification is conducted participatively through reporting and routine inspection; handling procedures follow a structured standard operating procedure; repair implementation combines immediate and deferred corrective maintenance depending on severity; documentation supports accountability although it remains largely manual; and monitoring and evaluation are carried out through direct supervision and periodic audits. Overall, building asset management at the hospital reflects the principles of hospital administration and forms an integrated corrective maintenance cycle that supports continuous improvement, although strengthening human resource competence and digital documentation systems is still needed.
